Homebuilding has taken off in 2017. Good news, but it's still tough to sell residential lots and land without the right marketing tools. MLS is a good place to start, but MLS is designed primarily for selling homes - not residential lots and land. Land agents need to do more.
LotNetwork.com is a platform for reaching active lot and land buyers like potential homeowners, builders, developers and investors. I have upgraded to a powerful new tool, a paid subscription placing my Premium Listings at the top of each area search.
LoopNet.com is the most heavily trafficked commercial real estate marketplace online with more than 8 million registered members & 5 million unique monthly visitors. Its primary business is to provide commercial real estate listings in the United States. I pay for Premium Level exposure for new listings & rotate them monthly.
Realtor.com is the most similar to MLS that is available to the public. I pay to have my information next to my listings so that potential buyers can contact me directly instead of being sent to an agent who knows nothing about land.
Video is the BEST way for people to get a true feel for the property and get their bearings. I will hike to the top of the mountain to get the right views or hire a drone if needed on large parcels. Hours are spent editing your video to make the right impression.
Numerous Other ways that I go Above & Beyond: Individual websites, 4'X4' signs, Joint marketing flyers, Ads on Facebook, Postcards, Every Free RE marketing website (Trulia, Zillow, Land & Farm, etc) offered, Email campaigns to my buyer list, 1/2 page ad in South Mountain District News, Weekly posts to Craig's list. and MORE!!
